Air Conditioner Maintenance - Does The Technician Come Inside My House During Maintenance?


Having your Air conditioning system maintained annually by a licensed service technician is the best way to prevent problems and protect your investment. With regular air conditioner maintenance, your unit can last upwards of two decades! Unfortunately many people are not comfortable having a technician inside their house, or find it inconvenient to be home while the technician performs service.

For this reason, many people neglect to have this service performed annually, allowing many small problems to go unnoticed. These small problems eventually turn into very big problems that necessitate complete replacement. Avoid this costly mistake. Have your air conditioner serviced by a licensed technician no less than once per year. While the technician will need to come into your house, it is for good reason. HVAC technicians are licensed professionals who have to constantly update their knowledge to stay current in the industry. They will perform their preventive maintenance quietly, efficiently, and professionally because they want to earn your business year after year.

Having the technician inside your house is vitally important to ensure the proper working quality of vents, internal air ducts, and to clean or change your air filter. Your air conditioner blows air and any ambient dust and airborne debris through your ducts and vents. Over time, that dust will collect and build up a fine layer of dusty silt. As you continue to run your air conditioner that dust can be picked up and carried out through the vents into the air that you breathe. Part of a HVAC technician's maintenance program involves checking and cleaning internal ducts and vents, cleaning and replacing air filters, and in general protecting the quality of your air.

They will also patch any holes or replace corroded ducts. When air escapes the ducts in your basement or attic, you are essentially air conditioning external air. At this point, the tech may simply check the thermostat before his indoor maintenance points have been covered, and he will go to your actual unit outside. Here, he will test all electrical components and connections to make sure they are not corroded or loose and can carry adequate voltage. Your technician will then replace any hoses, belts, or other items that consistently need replacing. He will lubricate the motor and fan to prevent excessive heat and friction, both of which lead to faster decomposition of the unit's components.

At this point, there are a number of small tasks the repairman will accomplish: topping off Freon levels, replacing burner cones, cleaning the vent, flue, and filters, and giving one last visual inspection and tightening of components. Most technicians will perform these operations very quickly. Most technicians, especially during the summer and winter months, will have many house calls to make. Because of this they will quickly and efficiently perform their preventive maintenance services, and be on their way. Having your air conditioner maintained is a relatively painless process that will protect your investment in a quality air conditioner, and reduce your energy costs.
